In this post we will cover all the renovations in the KLD Homes Black Brook Rd flip.
We were contracted with this house a year earlier, as a short sale. The owners were all in, and the bank seemed to be all in. After 4 months of paperwork, and back and forth discussions, the bank decided not to sell for our negotiated price. The deal fell through. We were notified by our realtor that it came back on the market as an auction house by HUD. We put in an offer and it was accepted. Best part, we purchased the property for $28 K less than our offer 1 year earlier.
The house was not in bad shape, however, needed an exterior and interior face lift.
We finished the property in 8 months. The house needed some framing adjustments, bathroom reconfiguration to enlarge the master and downsize the hall bath. We moved closets, the laundry was adjusted, and we built a new kitchen. The house got all new doors and windows, gutters, and replaced siding in spots. 2 sheds on the property were repaired and painted. The HVAC was serviced, and insulation was upgraded in the attic. We replaced all of the plumbing, and Rewired much of the house.
Our biggest challenge was flipping 2 houses at the same time. This property closed while our property in Piscataway was at the half way point. We were not in a position to have the contractors move from one property to the next. Just not good timing. We also had our first deal fall through after it was under contract. This was a very good project for us.
